Ask the Experts Q. Do you also list real estate using the conventional method? A. Yes, but for me the auction method adds another dimension to my real estate business. I have always believed in offering my clients as many options as possible as we approach the selling experience. I feel as though sellers need marketing alternatives and choices. To say one method is better than the other is not a true statement. I have found that motivated sellers achieve success at a greater level than lack luster sellers. It is our job as real estate professionals to guide our sellers to a quick and hassle free sale. My marketing experience assists me in achieving my sellers' pre-established goals. Designing a marketing plan that is effective is the first step toward a successful sale. Providing service is what helps my clients accomplish their objectives. The key to service is being available when you are needed and doing what you say you will do. It is vitally important to return telephone calls and messages as quickly as possible. A week later does not show that you are very interested in your client's needs. Often times I am asked to conduct personal property auctions either separately or in conjunction with a real estate auction or to assist other brokers in helping their clients. All situations vary. My marketing program is designed to individually meet the needs of my clients. Each property is as individual as the person selling it. No two properties are exactly alike, that is why the template approach to marketing does not work. All properties have unique features, it is these features that need to be highlighted and addressed. The goal is to get the property sold using the most appropriate method. In my opinion, "Quality only happens when you care enough to do your very best". |
