Q. Why do you refer to the "Auction Method" as a marketing tool? A. Because that's what it is. It is another means or "method" of getting a property sold. Whether you are a Realtor or a "For Sale by Owner" once you find that one marketing strategy doesn't work, you need to immediately find one that does because "time is money" in the real estate business. Don't make the critical mistake of thinking everyone will fall in love with your home and it will sell quickly. Be prepared for the worst and then hope for the best. Realtors never know where a qualified buyer may come from so sellers must understand that property exposure and visibility is crucial to the selling process. The auction process creates awareness and/or renewed interest in properties by incorporating a very intense, highly visible marketing program with proven management strategies. With the volume of homes currently on the market, Sellers and Realtors need all the tools available to assist them in attracting buyers. The auction method is one way of doing that. Is the auction method the only way? Of course not, but the goal is to get the property sold in the most practical and timely manner. The auction method will expedite market time.
