Ask the Experts

Q: My home is currently listed, but not selling. Will the Auction Method get it sold?

A: Unfortunately, we do not have a crystal ball and cannot guarantee the future. Seller motivation is a major factor. I realize you are probably very motivated, but for some reason buyers are bypassing your home and we need to figure out why. Homes are like people; they are unique within their own right, having both positive and negative features. Not everyone is going to see your home in the same light did when you decided it was right for you.

The Auction Method will create new interest by the mere fact that there is going to be an auction. People enjoy attending auctions. Auctions create urgency. I have seen situations where buyers have waited for a price reduction on a particular home, and in the meantime we have scheduled the home to be auctioned. Not wanting to lose the property, they have come forward and made an offer, where otherwise they would have continued to wait.

Auctioning Real Estate is gaining momentum and popularity. This marketing tool intentionally and purposely is aggressive in nature. The conventional method of marketing, while successful, displays properties casually over a longer period of time. The auction method aggressively displays properties over a much shorter but more steady period. We are saying, " If you have interest in this property, now is the time to act because tomorrow may be to late". Once again, the urgency.
